No. The initial site visit and project review have no cost for renovation projects in Brantford, Paris, Brant County and our surrounding service area. We walk through the space, discuss your goals and determine whether the project is a good fit. If it is, we prepare a structured estimate with no pressure or obligation.
HandKind Construction is based in Paris and primarily serves Brantford, Paris and Brant County, along with nearby communities including St. George, Burford and Ohsweken. We also work in the Cambridge, Ayr, Woodstock, Hamilton and Ancaster areas.
We are typically booked two to three months ahead for larger projects. For kitchens, bathrooms and basements, contacting us 8–12 weeks before your preferred start date gives enough time to confirm the scope, finalize selections and schedule trades. For additions and ARUs, four to six months of lead time is a better starting point because design, engineering and permits are usually required.
We focus on complete room renovations and larger projects, including kitchens, bathrooms, basements, additions, ARUs and substantial main-floor or whole-home renovations. We generally are not the right fit for isolated repairs, patch-and-paint work or short handyman projects. Being clear about that upfront helps homeowners reach the right contractor faster.
Current planning ranges are approximately $25,000–$80,000+ for kitchen renovations, $15,000–$50,000+ for bathroom renovations and $45,000–$120,000+ for basement finishing. Additions and ARUs require a site review and preliminary design before a meaningful range can be established. These figures are intended for early planning and are not project quotes.
Yes. Depending on the project, we coordinate design details, material selections, engineering, permit applications, inspections and trade scheduling. The required services and associated costs are identified in the estimate rather than being hidden in the construction price. You have one accountable project team instead of managing several consultants and trades independently.
We prepare structured, line-item estimates showing the known work, materials and project requirements. If the scope changes or demolition reveals a concealed condition, we document it, explain the available options and identify the price and schedule impact. Additional work is approved through a written change order before proceeding, except where immediate work is required to leave the site safe.
Yes. A deposit is required to reserve the project in our schedule and begin approved pre-construction work or material ordering. The deposit amount, progress-payment schedule and final-payment requirements are stated clearly in the project agreement. We do not require full payment upfront.
Yes. When a project requires permits, drawings or inspections, HandKind coordinates the application and inspection process as part of the agreed project scope. This commonly applies to additions, ARUs, structural changes, new or altered egress openings and other work regulated by the municipality. Permit, design and engineering requirements are confirmed during planning because they vary by property and scope.
JobTread is the central project record for messages, selections, approvals, change orders, documents and progress updates. Keeping project communication in one place means our office and site team can see the same information and reduces the chance of instructions being missed in individual text messages. Phone calls and texts should be reserved for urgent or time-sensitive site matters.
Yes, where it is discussed and agreed upon before scheduling. Owner-supplied materials must be complete, compatible and available when required. HandKind cannot warrant owner-supplied products or accept responsibility for their condition, missing components or delayed delivery. Contractors hired separately by the homeowner remain the homeowner's responsibility, including their quality, coordination and effect on the project schedule.
Most homeowners can remain in the house during a kitchen, bathroom or basement renovation, although the affected room may be unusable for part of the project. Temporary accommodation may be sensible for whole-home renovations, major structural work or projects that interrupt essential services. We discuss access, utilities, pets, children and occupied areas before construction begins so the decision is made with realistic expectations.
We use floor protection, dust barriers and defined work areas appropriate to the project, and we clean the active work area regularly. Renovation work cannot be entirely dust-free or disruption-free, but protecting occupied portions of the home is part of the site plan. Any special protection requirements should be identified before construction begins.
Yes. HandKind carries commercial liability insurance and WSIB coverage. Electrical, plumbing, HVAC and other regulated work is completed by appropriately qualified or licensed trades where required. Documentation is available before construction begins.

Warranty coverage is explained in the project agreement. Every project concludes with a final walkthrough and documented punch list. If a workmanship concern arises after completion, clients can report it through JobTread so it can be reviewed and addressed under the applicable warranty terms. The relationship does not end when the final invoice is issued.
