Budgets & Contracts

How does your estimating process work?+

We use structured, line-item estimating — every scope of work and material is listed individually so you can see exactly what you're paying for. We don't use vague allowances to hide numbers. If something changes, a formal change order is issued before any additional work begins.

What is a change order?+

A change order is a formal document we issue any time the scope of work changes from the original contract — whether that's something you request or something unexpected we uncover on site. Nothing outside the original scope happens without your written approval and a clear price attached to it.

Do you require a deposit?+

Yes. We require a deposit to hold your spot on the schedule and to begin ordering materials. The deposit amount and payment schedule are outlined clearly in your contract before any work starts. We don't ask for full payment upfront.

Licensing, Permits & Insurance

Are you licensed and insured for Ontario renovations?+

Yes. HandKind Construction is fully licensed and insured in Ontario, with WSIB coverage on all crews and every trade we bring onto a project. We're happy to provide documentation before any work begins.

Do you handle permits for renovations and additions?+

Yes. For projects requiring permits — additions, structural work, ARUs and finished basements with new egress — we manage the permit application and inspection process. You don't need to navigate Brant County or Brantford building departments yourself.

ARUs & Additions

What is an ARU and do you build them in Brant County?+

An ARU (Additional Residential Unit) is a secondary suite — either attached to your home, in your basement, or as a separate structure on your property.
